For veterans & military families · Your State

You Served Your Country. Now Let Your Country Help You Buy a Home.

The VA home loan works differently from a regular mortgage. A licensed loan officer shows you what it means for your home. You see what it costs before you make an offer.

How the VA loan works

What Makes a VA Loan Different

A private lender makes it, the VA backs it

The VA guarantees part of the loan. That guarantee is why lenders can offer terms a regular mortgage usually does not.

No monthly mortgage insurance

VA loans do not charge PMI. There is a one-time VA funding fee instead. Some buyers do not pay it, such as veterans who get VA disability pay.

You can use it more than once

The benefit is not one and done. After a VA loan is paid off, it can be restored. Some buyers can even have two VA loans at once.

Surviving spouses can use it too

The benefit can pass to some surviving spouses of service members and veterans. A loan officer can check where you stand.

Worth knowing

Three Things Veterans Hear That Are Not True

“I need perfect credit for a VA loan.”

The VA does not set a minimum credit score. Each lender sets its own, and they vary, which is why the lender you talk to matters.

“I have to get my paperwork before I can start.”

You do not need your Certificate of Eligibility in hand to start. Lenders can usually request it online for you.

“Sellers do not like VA offers.”

A VA offer is a financed offer like any other. The VA appraisal checks that the home is safe and sound, and a prepared buyer can compete.

What to expect

What Happens After You Hit Send

1

We match you

A loan officer licensed in your state gets your answers and your service.

2

They call you

They go through VA and your other options. You do not need anything ready.

3

You decide

Nothing pulls your credit and nothing commits you. What happens next is up to you.

Every branch

Every Branch. One Home Loan Benefit.

The VA home loan is open to people who served in any branch. Service time rules apply, and a loan officer can check yours.

VA Next to Everything Else.
So You Pick With Real Numbers.

For people who served, a VA loan is often the strongest option. It is not always the cheapest one for every buyer. The right loan officer puts it next to the other programs you can use.

We hand what you told us to a licensed loan officer in your state. When the phone rings, they already know why they are calling. We are not the lender ourselves and we never set your rate, we just make the introduction.
